Guest access
You'll have the entire studio to yourself, plus access to the condominium's shared pool (pool wristbands are provided inside the unit). The building is easy to spot: a yellow condo named "Nichupte" with white birds on the entrance stairs. Check-in is self-service via a lockbox - we send full instructions the day before arrival. Please note there is no on-site parking; safe public parking is available nearby, and parking directly in front is not allowed as it belongs to the marina (a $200 USD fine applies).
Neighborhood
You're on the lagoon side of Cancun's Hotel Zone - safe, quiet, and surrounded by the area's best. The Caribbean beaches (Playa Tortugas and Playa Delfines) are about a 5-minute drive or a quick bus ride away, and the ferry to Isla Mujeres is within walking distance. You'll also be close to Luxury Avenue and La Isla shopping, gourmet restaurants, lively bars, and water activities, with Mayan sites and cenotes an easy day trip.
Getting around
Cancun International Airport (CUN) is about a 20-minute drive. The R1/R2 buses run constantly along Kukulcan Boulevard, with a stop just steps from the condo - the easiest, most affordable way to reach the beaches and downtown. Taxis and rideshares are readily available, and the ADO bus station connects you to Playa del Carmen and Tulum. If you'd like full flexibility, we recommend renting a car (note: no on-site parking, but public parking is close by). The Isla Mujeres ferry is a short walk away.
Other things to note
- This is a lagoon-side studio (not beachfront); the beach is a short ride away.
- Air conditioning is provided; please keep doors and windows closed while it runs for best performance. Stays of 7+ nights include 20 kWh of electricity per night; excessive use is billed at a small extra rate (normal use rarely exceeds it).
- Pool access wristbands are provided inside the unit.
- Blackout shades are available in the studio for a great night's sleep.
- This is a gated condominium: we'll ask for a photo ID of each guest and a signed copy of the house rules before arrival.
- As a preventive measure the condo is fumigated periodically; due to the tropical climate the occasional small insect (e.g., ants) may appear - please keep food sealed.
- Please dispose of trash only in the designated areas (a condo fine applies otherwise), and place toilet paper in the bin provided, as the local plumbing is delicate.

We were really excited to get to this Airbnb, and upon first glance it was a bit smaller than expected but still nice. Upon further inspection we realized the wristbands necessary for the pool were not in the unit and messaged the host, she said they would be brought the next morning. We came back later the next day and did not see the wristbands again. The bed itself was fine but there was small stains on the sheets. The location was fine you are walking distance from the ferry to isla mujeres, but other than that be prepared to uber or drive. The balcony was the highlight of the place, but one of the chairs was broken pretty bad and you could not lead back on it at all. The hot water was also very unreliable but the cold water was usable. The worst part about the airbnb was the street light that shined through the shear curtains directly to the head of the bed and into your eyes, a blackout curtain is a necessary upgrade. The condo and the area is very beautiful and peaceful.
