A two-level villa designed for up to 4 guests. Upstairs is the bedroom with beautiful open-sea views to wake up to; downstairs you'll find the living area, a fully equipped kitchen, a half bathroom, and direct access to your own private plunge pool and terrace. There are two double beds (no sofa bed and no room for an extra bed), making it ideal for a couple, a small family, or two couples comfortable sharing. Step outside to the shared semi-Olympic pool surrounded by lounge chairs, hammocks, and a barbecue grill - perfect for sunny afternoons and cookouts.

Guest access

You'll have the entire duplex villa to yourself, including your private plunge pool and terrace, plus full access to the shared semi-Olympic pool, hammocks, and BBQ area. Check-in is self-service: once your online registration is complete, we send you an access code and full arrival instructions, so you can settle in on your own schedule. We don't have permanent staff on site, but our team is always reachable by message.

Neighborhood

The villa sits in a quiet area on the south, open-sea side of Isla Mujeres, just 90 m from the beach (the water here is usually very calm; the famous Playa Norte is a short ride away). Isla Mujeres is a relaxed Caribbean gem - only 7 km long - known for turquoise water, the MUSA underwater museum, swimming with whale sharks in season, and colorful downtown streets full of local food and shops. Good to know: this is a developing area, so you may see nearby construction and hear daytime work, and the surroundings are still maturing.

Getting around

Most guests get around by golf cart - the classic, fun way to explore the island - or by bike, scooter, taxi, or the local "colectivo" shared vans. The villa has a garage/parking spot. Downtown, the ferry to Cancun, and Playa Norte are all a short drive away. We can connect you with trusted providers for golf-cart rental, transfers, tours, and activities.

• This is a developing area - there may be nearby construction and daytime noise, and the surroundings are still being landscaped.
• Sleeping is two double beds; there is no sofa bed and no space for an extra bed.
• The home has A/C plus ceiling fans and mosquito nets for comfort in the tropical climate.
• Being steps from nature, you may occasionally encounter geckos, birds, or insects - please keep food sealed and doors closed.
• This is a gated condominium: we'll ask for a photo ID of each guest and a signed copy of the house rules before arrival; outside visitors are not permitted inside the complex.
• Your stay includes cleaning before arrival and after departure; mid-stay cleaning or restocking is available on request for an extra cost.
