Please note: air conditioning is in the bedroom only; the open living/kitchen area is cooled by ceiling fans and the sea breeze. For best A/C performance, keep doors and windows closed and the temperature at 21 C or above.

Complex amenities (shared): multiple swimming pools, landscaped tropical gardens, palapa lounge areas, hammocks, BBQ grill, and a rooftop sun terrace with panoramic ocean views.

Not included: meals, cable TV channels, washer/dryer, and daily cleaning (home-delivery laundry, an extra mid-stay cleaning, a baby crib, airport transfer, and tours can be arranged in advance for an added cost, subject to availability).

Guest access

Self check-in. Once your registration form is complete, we send you a personal access code so you can arrive on your own schedule (within check-in hours). Check-in is from 4:00 PM and check-out is by 11:00 AM; if you are arriving early, message us and we will do our best to help.

Finding us is easy: the complex is Villa Amanecer (Villas Amanecer), at km 6 on Isla Mujeres. Local taxi drivers know it well - just tell them you are going to "Villas Amanecer" and they will bring you right to the gate. You will have private use of the penthouse and shared use of the complex's pools, gardens, palapas, BBQ, and rooftop terrace.

Neighborhood

Isla Mujeres, a jewel of the Mexican Caribbean, is famous for its crystal-clear waters, white-sand beaches, and relaxed atmosphere. Only 7 km long, the island offers a more intimate, peaceful experience than the mainland resorts, with rich marine life, snorkeling, and a colorful downtown. The beach is just steps away, and Playa Norte - regularly ranked among the best beaches in the world - is a short ride north. You are close to beach clubs, local seafood restaurants, dive shops, and the ferry to Cancun.

Getting around

Getting around Isla Mujeres is part of the fun:

• Golf cart: the most popular way to explore - rent one and cruise the island at your own pace (ideal for small groups).
• Bicycle: an eco-friendly, relaxing option for short distances.
• Taxi: plentiful and affordable; drivers know "Villas Amanecer" at km 6 well.
• Ferry: regular crossings connect Isla Mujeres with Puerto Juarez and downtown Cancun (about 20-25 minutes).

From Cancun International Airport, take a taxi or shuttle to the ferry terminal, then the ferry to the island. We can arrange a private transfer in advance for an extra cost.

Other things to note

Before arrival, please complete the online registration and send a photo ID for every guest - we require an ID for each guest to authorize access to the property and to send your check-in details/codes. Signing the condominium regulations is also required; this helps us maintain a harmonious environment with the neighbors.

Air conditioning is located in the bedroom only; the living and kitchen areas are kept comfortable with ceiling fans and the natural sea breeze. For proper A/C performance, keep doors and windows closed and do not set the temperature below 21 C.

Villa Amanecer is a tropical seaside complex, so you may occasionally encounter local wildlife (birds, geckos, the occasional insect). Our team cleans before arrival and after departure and treats the unit regularly; please help by not leaving food out and keeping doors closed. From time to time there may be daytime maintenance or remodeling work elsewhere in the residential complex.

Your stay includes cleaning before arrival and after departure, plus basic welcome amenities (toilet paper, shampoo, soap, and essentials). Additional cleaning or restocking during your stay can be arranged for an extra cost.
